Booking conditions

These general booking conditions – as may be amended from time to time – apply to our services, made available online, by email or by telephone. By accessing, browsing and using our website and/or by completing a reservation, you acknowledge and agree to have read, understood and agreed to the terms and conditions set out below.


ALBA-TOSCANA

The accommodation, holiday homes and rooms are offered on the website alba-toscana by Alba Toscana Immobiliare di Mahieu Kris Pol Marc, registered in Italy as a real estate agent, registered with the Chamber of Commerce of Grosseto, nr. 1562/2009, with registered office in Italy, Gavorrano (GR), Loc. Giuncarico, Via Matteotti 22.


DESCRIPTION OF THE PROPERTY

According to Italian law, touristic accommodations are classified into different types : agritourisms, holiday homes, residences, hotels, etc. The exact type is mentioned in the description of each accommodation on the website. The composition of the holiday home and the available services are also mentioned in the description of the accommodation.


BOOKING

The customer will book his stay with Alba Toscana Immobiliare, which acts exclusively as an intermediary. This means that only the owner or the manager of the property is liable for defects of the accommodation, for possible civil liability deriving from a booking of a stay, and for all situations not inherent to the activity of mediation.
The booking will be confirmed by e-mail, or, when necessary, by fax. The booking confirmation will be sent on account of the owner or manager of the accommodation or directly by the owner or manager of the accommodation. We do not charge any booking fees.


PAYMENT

Upon receipt of the availability confirmation the customer who wishes to book will have to pay a deposit to Alba Toscana Immobiliare. This deposit is usually 30% of the total price of the stay, and can be paid by bank transfer or by PayPal. The balance has to be paid directly to the owner, usually upon arrival, and in most cases only in cash. Exceptions are indicated on the website and in some cases the credit card details of the customer are required to guarantee the booking and the applicable cancellation policy. The customer may also pay the balance before departure to Alba Toscana Immobiliare or directly to the owner of the accommodation.
Upon receipt of the balance payment the owner has to draw up a receipt (ricevuta fiscale) for the total price of the stay. Extra charges for final cleaning and rental of bed linen and towels are mostly charged separately.

PRICES AND MINIMUM STAY

Minimum stay is usually one week, from Saturday to Saturday. For some properties and in some periods shorter stays are possible. The minimum stay is indicated in the price table. The table shows both prices per week and per day. Prices per day are applicable for stays of less than a week and for stays of minimum one week but with a different arrival day than normal changeover day. Special offers or last minute offers are confirmed as such in the written availability and price confirmation.
Extra charges not included in the price are indicated in the conditions under the price table.


CHANGES AND CANCELLATIONS

Cancellations must be sent in writing by the person who made the booking, on working days, to Alba Toscana Immobiliare and/or directly to the owner. In case of cancellation the following the following penalty and administration charges will be applied:

  • For cancellations received until 31 days before the arrival date: 25,00 euro administration charges and no penalty charges;
  • For cancellations received from 30 days before the arrival date until the day of arrival: penalty charges of 30% of the total price of the stay, administration charges included.

For some properties the cancellation policy implies other penalty charges, possibly up to 100% of the total price of the stay. For the exact details consult the cancellation policy under the price table of each accommodation. Changes are subject to availability and to penalty charges, based on the conditions and criteria of the cancellation policy. Changes are also subject to 25,00 euro administration charges.


ARRIVAL AND DEPARTURE

Arrival (check-in) times and departure (check-out) times are (unless indicated otherwise) :

  • Arrival: (on Saturday) from 16.00H until 18.00H.
  • Departure: (on Saturday) from 8.00H until 10.00H.

The customer should contact the owner to make arrangements in case of delay in arrival (or anticipated departure). If the owner is unreachable and it is impossible to advise the delay, and the belated arrival was not agreed upon before, and because of this checking-in is not possible, the expenses for a stay in a hotel will be for account of the customer.


UPON ARRIVAL

Upon arrival the customer has to show a copy of the booking confirmation to the owner, as well as an identity card or passport of each person occupying the room or flat, to allow the legally required registration of tourists.


SECURITY DEPOSIT

Upon arrival the customer has to leave a refundable security deposit with the owner to cover possible damages, almost always in cash. The amount of the deposit is usually mentioned in the description of the accommodation. The deposit will be returned upon departure, after deduction of any additional charges, such as damages caused or extra charges not included in the price. The owner may deny access to the property if no security deposit is left.
If the customer wishes to anticipate his departure, and the owner is not or cannot be present at the moment of departure, the owner has the right to refund the deposit by bank transfer after departure, with deduction of any additional charges.
Alba Toscana Immobiliare disclaims all responsibility and liability for any disputes that may arise between the owner and the customer regarding the security deposit, but declares to be available for mediation in case of problems.


NUMBER OF PERSONS – DOMESTIC ANIMALS

The property should only be occupied by the number of persons mentioned on the booking confirmation. The client should not allow other persons to stay in the property without prior agreement of the owner.
The number of domestic animals and their size have to be reported upon booking and upon arrival. Usually a supplement has to be paid for animals. Upon arrival the customer is supposed to enquire about house rules regarding the presence of animals in the accommodation.


CLEANING

Upon arrival the customer will find the holiday home clean and tidy. Possible complaints will have to be reported to the owner immediately upon access of the property and the owner will have to find and propose a suitable solution. When indicated in the conditions or in the booking confirmation the customer will have to pay a supplement for the final cleaning. The final cleaning, also when included in the price, never includes the cleaning of the kitchen corner and the removal of rubbish, which have to be taken care of by the customer. In case of negligence of this rule by the customer, the owner may charge a cleaning supplement.


BED LINEN AND TOWELS

If bed linen and towels are provided, there is usually a set of sheets and towels available per person, which is changed every week. Extra changes have to be paid for. For more information please check or ask for the individual conditions of each property.


HEATING AND AIR CONDITIONING

The use of heating and air conditioning are charged extra, unless indicated otherwise. These are usually charged according to usage, and sometimes with a daily or weekly flat rate. For more information please check or ask for the individual conditions of each property.


LIABILITY

All properties published on the website have been visited and rated by Alba Toscana Immobiliare and the descriptions on de website are written in good faith. Alba Toscana Immobiliare disclaims all responsibility and liability for possible changes made by the owner of which the agency was not informed.
In case of problems, the customer is supposed and advised to inform the owner immediately, and to ask him to find and propose an acceptable solution. Alba Toscana Immobiliare is available for mediation and for giving advice in case of problems. All complaints have to be reported during the stay.
It is also important to know that some properties are not considered touristic accommodation which are classified according to internationally accepted criteria, but private houses or agritourisms. A minimum and maximum standard has been applied for the selection of the properties, to ensure satisfaction of the wishes of all customers. Please consider that in any case local standards and requirements apply to the proposed properties.
When setting their holiday expectations, we advise our customers to consider that the Italian culture is much different from their own, in several areas (hygiene, infrastructure, customs, use, mentality). Try to respect these differences in order to avoid irritation for your yourself, the owner and other people staying on the property. Moreover, most owners are prepared to resolve possible problems as long as they are politely explained and with calm.
